COM2019per chap::demolish contemporary rear second-story porch, including posts, flooring, ledger board, and bolts. remove second story door to porch and replace with a pella proline white aluminum-clad wood 1/1 window with a baltimore bullnose frame, and which properly fills the brick-to-brick opening. a wood sill will be installed beneath the window. the lower portion of the converted doorway will be infilled with brick that matches the adjacent brick in color, texture, size, and coursing pattern. this may require the removal and replacement of bricks that were cut in the previous door conversion. the bricks will be repointed with mortar that matches the historic mortar in color, composition, texture, and profile. the holes where the ledger board bolts were located will be infilled with mortar if within existing mortar joints, or, if the holes are in bricks, the bricks will be replaced in kind to match existing and repointed. the historic wood windows will be restored. sashes will be removed and openings will be temporarily infilled with plywood or plexiglass. the sashes will stripped of paint off-site, repaired with appropriate epoxies or limited dutchman repairs with comparable wood. replace any broken glass in kind. apply primer and paint to match benjamin moore oc-17 “white dove”. exterior window frames will be scraped, sanded, and repaired with appropriate epoxies or limited dutchman repairs with comparable wood, apply primer and paint to match benjamin moore oc-17 “white dove”. install 3’ tall metal railing on side entry stairs, with a gate to rear yard, anchored in the brick stairs and landing. replace the deteriorated picket fence and gate in the front yard in kind to match existing in details, height, color. all work to be completed as per plans in chap files except where this atp supercedes. scope: demolish existing rear elevated deck and pergola structure. replace existing front wood picket fence, in kind. add metal railing on brick landing by front door. restore and repaint original windows throughout. convert existing rear second floor doorway into window. infill below proposed window opening with brick to match. remove existing master bathroom tile, accessories, and non structural partition walls. frame and finish partition walls for master bathroom suite. install casework, doors, trim, and accessories. patch and refinish existing wood floors in part of master bathroom suite. install tile in bathroom. as per plans and as per code.$155,525Jan 11, 2019
