Privacy Policy

The Short Version

We collect as little as possible: an email address if you create an account or join the waitlist, and the properties you choose to watch. There are no analytics trackers, no advertising scripts, and no third-party cookies on this site. We never sell personal data.

1. Information We Collect

Account information. If you create an account, we store your email address. Sign-in is passwordless: we email you a single-use link, and we store only a hashed version of that sign-in token. We never see or store a password.

Waitlist signups. If you join the Pro waitlist, we store the email address you provide and your browser's user-agent string (used to filter automated signups).

Watchlists and alerts. If you use watchlists, we store which properties you track so we can show them to you and send the email alerts you request.

Technical data. Like nearly every website, our servers process IP addresses to deliver pages, prevent abuse, and rate-limit requests. IP addresses are not stored in our application database; they may appear briefly in standard server and network logs kept for security and operations.

2. What We Don't Do

• No analytics or tracking scripts (no Google Analytics or similar).
• No advertising, ad networks, or ad cookies.
• No selling, renting, or trading of personal data — to anyone, ever.
• No marketing emails you didn't ask for.

3. Cookies

The Service sets a single first-party cookie, bpr_session, used only to keep you signed in. It is httpOnly and secure, and it identifies your session — it does not track you across other sites. If you never sign in, the Service sets no cookies at all.

4. How We Use Information

We use the information above to operate the Service: signing you in, showing your watchlists, sending sign-in links and the alert digests you subscribe to, notifying waitlist members when Pro features launch, and sending occasional service announcements (such as changes to these policies). Every alert and waitlist email includes a way to stop receiving it.

5. Service Providers

A small number of infrastructure providers process data on our behalf: our hosting provider (Hetzner), Cloudflare (network delivery and security), and Resend (transactional email delivery). Each receives only what it needs to perform its function and is bound by its own data-processing commitments. We do not share personal data with anyone else except as required by law.

6. About the Property Records Themselves

The property information published on this site — including owner names, sale prices, assessments, permits, and violations — comes from government public records and open-data programs (Maryland SDAT, Open Baltimore, Baltimore County Open Data). It is not information our users give us, and this policy's collection practices do not apply to it. If a record about you appears on this site and you believe it is inaccurate, the authoritative correction path is the government agency that maintains the source record; you may also contact us at the address below with concerns about how a record is displayed here.

7. Data Retention and Deletion

Sign-in tokens expire within 15 minutes and are single-use. Sessions expire automatically. Account and waitlist data are kept while your account or signup is active. To delete your account, remove yourself from the waitlist, or ask what we hold about you, email us at the address below and we will handle it promptly.

8. Security

We use TLS for all connections, store sign-in tokens only as cryptographic hashes, and use httpOnly cookies to protect sessions. No online service can guarantee perfect security, but we design for minimal data held: the less we collect, the less can be exposed.

9. Children

The Service is not directed to children under 13, and we do not knowingly collect personal information from them.

10. Changes to This Policy

If we make material changes, we will post the updated policy with a new effective date and, where changes meaningfully affect account holders, notify you by email or on the Service.
