BRCM1. Repair or replacement of materials or architectural features: As seen in linked photos, the stonework on the facade has deteriorated in several places. Masonry repointing will be done as needed to repair existing stonework. In addition, the roofing and windows for the property need to be replaced due to water damage. The flashing and roofing materials on the roof and gable dormer need to be replaced in order to ensure that no more water damage occurs. After removal of existing materials, the framing and sheathing behind the existing trim and roofing will be inspected and repaired as needed to ensure any rotted wood is removed and new work guarantees water tightness and structural integrity. 2. Replacement of windows: The windows and window frames show obvious signs of decay and rotted wood on all 4 levels of the house including the basement block windows (see linked photos). This is indicative of water damage. In addition, there are signs of interior efflorescence and plaster damage that may be moisture related. The first floor decorative windows will be restored by a local expert glass craftsman. The original window frame will be transferred to his studio for restoration. Any broken glass will be replaced, windows will be re-leaded and soldered and reinforcement bars will be attached to windows to minimize warping in the future. Restored and framed window will then be re-installed on site. Lastly, the windows are single pane and therefore are not energy efficient. The windows and window frames show signs of deterioration that is beyond repair and will be replaced with energy efficient windows and new window frames/flashing. The style of the windows will reflect the original in dimensions and style in order to maintain historic integrity of the property. 3. Painting: The new window, roof and gable trim will be painted using CHAP-approved historic color(s). Separate permit will be required for electrical, mechanical, and plumbing work.
