ON FALLS ROAD, WE ARE PROPOSING TO DEMOLISH AN EXISTING 2-STORY PORCH/ENTRY STRUCTURE THAT IS PARTIALLY RECESSED OFF THE PROPERTY LINE, AND REPLACING IT WITH A NEW 2-STORY STRUCTURE THAT MEETS THE PROPERTY LINE (ZERO-LOT LINE ALLOWED BY CODE). ON THE REAR OF THE BUILDING AT THE 1ST STORY ABOVE GRADE PLANE, WE ARE PROPOSING TO REMOVE AN EXISTING 1-STORY STRUCTURE, AND REPLACING IT WITH A NEW 1-STORY STRUCTURE. BASED ON IBC REQUIREMENTS, A SPRINKLER SYSTEM IS NOT REQUIRED. THE EXISTING INTERIORS WILL BE MODIFIED WITH NEW AND REINFORCED FRAMING OF THE FLOOR PLATES TO SATISFY NEW LOAD REQUIREMENTS. WALLS, ROOFS AND NEW SLABS WILL BE INSULATED TO MEET NEW ENERGY CODES. NEW WINDOWS AND DOORS ARE PROVIDED WHERE INDICATED IN THE PLANS. NEW CODE COMPLIANT STAIRS SHALL BE CONSTRUCTED TO ACCESS ALL LEVELS. THE EXISTING BUILDING PROVIDES EGRESS ON TWO LEVELS - THE 1ST STORY BELOW GRADE EGRESSES ON THE FRONT (FALLS RD), AND THE FIRST STORY ABOVE GRADE (WITH MEZZANINE) EGRESSES ON THE BACK (CROWTHER ST).
