Describe work and impact on existing feature: Retain the existing layout as is, no walls are being removed and no walls are being added. Retain the existing vestibule and parlor room. Item Number 8 Architectural feature: Walls/Ceilings/Framing/Mantles Describe the existing feature and its condition: Lower vestibule walls are faced with marble. Walls have a plaster finish. Ceiling joists are exposed. There are marble, slate and wood mantles with hearths throughout the building. Describe work and impact on existing feature: Retain existing unpainted marble on the vestibule walls. Retain, repair and skim all plaster walls. Deteriorated, damaged, missing plaster will be patched with wallboard and/or drywall compound and skim coated for an even appearance and to blend with the surface texture of the existing plaster wall. Install new gypsum wallboard below the ceiling joists. New drywall ceilings will be constructed parallel to the ground. No decorative designs in the ceilings, no boxes, no coffered ceilings. The ceilings will not be lowered below the top of the existing openings or trim. Retain, all mantles hearths and open fireboxes. Only wood mantles will be repainted. Item Number 9 Architectural feature: Interior Doors Describe the existing feature and its condition: Vestibule is an historic half-light door with wood sash transom. Parlor room has historic paneled pocket doors. The second and third floor rooms have historic 6-panel wood doors with sash transoms. Describe work and impact on existing feature: Retain and repaint all historic doors and transom sashes. Retain and repaint the existing vestibule door and transom and parlor doors. Retain and repaint all 6-panel doors. Any new doors that are needed will be 6-panel doors. Item Number 10 Architecture feature: Staircase Describe the existing feature and its condition: Historic curved switchback staircase bisects each floor with a landing on each level. Historic balustrade has turned balusters, end newel post and skirt board trim. The staircase has solid wood treads and risers. The wood show signs of a worn-out finish, faded color and stains. Describe work and impact on existing feature: Sand and refinish existing stair treads and risers. Paint risers. Retain and repaint balustrade and skirt board trim. Replace missing balusters in kind. Item Number 11 Architecture feature: Floor Describe the existing feature and its condition: The vestibule has historic marble tile flooring with marble baseboard and step. The building has the original solid wood floors. Overall the floorboards are in good condition but there are areas where the floors show signs of worn-out finish, faded color and stains. Describe work and impact on existing feature: Retain and clean the existing marble flooring, baseboard and step in the vestibule. Preserve and maintain the existing historic wood floors throughout the entire house, all levels. The floorboards will be gently hand-sanded and refinished to their natural color.
