Basement Work (No Underpinning) • Install interior drain tile system inside basement perimeter walls. • Existing 7’-0” basement height to remain; no underpinning proposed. 4. Stairs • Existing stair framing to remain. • Install new code-compliant handrails and guardrails as required. 5. Interior Framing • Frame approximately 200 SF of new interior partition walls using 2” x 4” wood studs @ 16” O.C. • Provide required blocking for casework, vanities, shelving, and fixtures. 6. Insulation • Install R-38 batt insulation at roof/ceiling level. • Install R-21 batt insulation in new exterior framed walls. • Install R-15 batt insulation at furred masonry front wall. 7. Gypsum Board & Wall Assemblies Majority of existing drywall to remain however where required we will install as follows: • Standard interior walls and ceiling infill: ½” gypsum wallboard (GWB). • Bathroom and kitchen wet walls: ½” moisture-resistant GWB. • Tile and backsplash areas: ½” cement board (Durock). • Install vapor barrier at insulated bearing wall assemblies where required by code. • Fire-caulk all required rated penetrations. EXTERIOR ALTERATIONS 1. Exterior Wall Framing (Where Applicable) • Repair 150 SF of exterior brick on the alley way side of property. • Any new exterior framed walls shall use 2” x 6” wood studs @ 16” O.C. • Any repaired exterior walls shall Install ½” exterior-grade plywood sheathing and weather-resistive barrier (Tyvek or approved equal). • We’re applicable exterior finish where repaired: vinyl siding 2. Roof Replacement • Remove existing roofing materials down to deck. • Demolish and replace any damaged roof joists • Where required to repair/replace damage joists o Install new 2” x 8” roof joists @ 16” O.C. ? Roof joists to bear in existing masonry pockets and/or approved bearing assemblies. ? Provide required lateral bracing and ties per IRC. • Replace roof decking as required with ½” plywood sheathing, fastened per code. • Install new 2-ply torch-down modified bitumen roofing system. 3. Gutters • Install 5” aluminum K-style gutters with 3” x 4” downspouts discharging to on-grade splash blocks. 4. Windows • Remove and replace ten (10) vinyl windows, same size and same location. • Installation to comply with current IRC egress and flashing requirements. 5. Exterior Doors • Install two (2) new pre-hung insulated exterior doors, installed per manufacturer specifications and code. Approved For Work only. Subject to the permitted uses and regulations under the provisions of the Zoning Ordinance. Separate permit will be required for electrical, mechanical, and plumbing work.
