| BRCM | ******** 3301 Presstman: ***** ******** The proposed work consists of a full interior renovation of the existing residential property. ********* SCOPE OF WORK: ------ INTERIOR ALTERATIONS -------- - CAT I DEMOLTION: The scope will begin demolition, including complete removal of the kitchen, bathrooms, bedrooms, and basement finishes, as well as removal of all drop ceilings, cabinets, appliances, interior walls, doors, baseboards, and window trims. All debris will be temporarily stored in the rear yard and properly removed from the site. - Structurally, the existing floor joists will be replaced. Thirty-two (32) new 2x12x16 joists will be installed on the first floor along with new 3/4” plywood subfloor, and thirty-two (32) new 2x12x16 joists will be installed on the second floor with new 3/4” plywood subfloor. All new joists will be pocketed into the existing masonry walls with the ends protected by sheathing, and mortar pockets will be filled with Type S mortar for proper bearing and fire protection - The first floor will be fully reframed to create a new layout including one half bathroom. - The second floor will be reframed to include three bedrooms and one full bathroom. - In the basement, framing will include one bedroom and one full bathroom, with the basement prepared as habitable space by achieving a minimum seven-foot ceiling height after drywall installation. - A new staircase will be constructed to the basement as well as a new staircase to the second floor. - Interior finishes will consist of installing drywall on all walls and ceilings using 1/2” gypsum boards, with all joints taped, mudded, screwed, and finished with primer prior to final paint. Additional finishes will include new vinyl flooring throughout the house, as well as the installation of new interior doors, baseboards, window trims, and moldings. - Bathrooms will be rebuilt with new showers or tubs, toilets, and sinks. - The kitchen will be rebuilt with new shaker cabinets, quartz countertops, refrigerator, stove, dishwasher, and range hood. - Insulation will be installed in exterior walls with R-21 and in the attic with R-49. -------- EXTERIOR ALTERATIONS ------ - Exterior work will include the construction of a new rear deck measuring approximately 9’-11 9/16” x 4’-8 5/8”. as well as painting, window sealing, and caulking. AS PER PLANS AND AS PER CODE. ********** Installation of a new HVAC system will also be performed under a separate permit.
