The existing single-family row dwelling will remain a one-family home; the scope converts the current three-bedroom layout to five bedrooms by reconfiguring non-load-bearing space on the first floor while the second floor is unchanged. Work includes selective demolition of finishes in affected first-floor areas, construction of new non-structural partition walls to create two additional bedrooms without altering joists, bearing walls, or stairs, and installation of interconnected hard-wired smoke alarms with battery backup in all bedrooms, halls, and each story with combination smoke/CO alarms outside sleeping areas. Each new bedroom already has a code-compliant egress window, and the rear bedroom retains its existing exterior door as a secondary means of egress. Perimeter masonry walls will be furred with 2 × 2 studs and insulated to R-21, and R-49 insulation will be added at the roof/ceiling plane where finishes are replaced. The project includes like-kind replacement of any damaged windows or exterior doors in existing openings, installation of new solid-core 20-minute self-closing bedroom doors, new 5/8-inch Type X drywall on walls and ceilings in work areas, patching or leveling subfloor as required, and new finished flooring throughout the first floor, followed by primer and paint on all new surfaces. Mechanical, electrical, and plumbing additions or adjustments—including branch circuits, lighting, receptacles, HVAC register relocations, and any plumbing work—will be performed under separate trade permits. No new structural beams, headers, foundations, enlargement of building footprint or height, or exterior façade alterations beyond like-kind window or door replacement are included; the basement and second floor remain as existing with no habitable alterations. All work will comply with the current IRC/IBC, IECC, NFPA 70, and Baltimore City Building, Fire, and Property Maintenance Codes and is subject to the permitted use provisions of the Baltimore City Zoning Ordinance.
