Windows & exterior doors: Replace twelve (12) windows with same-size, like-kind vinyl units; no change to rough openings. Replace front and rear exterior doors in existing openings with new insulated units. Interior doors & fire protection: Replace all interior trim and hollow-core doors. Install 20-minute, self-closing, fire-rated entry doors for each unit to maintain required separation. FINISHES: New Type X drywall on all walls/ceilings. Prime and paint all interior surfaces. Kitchens (2 total): New base/upper cabinets, countertops, sinks, faucets, and full appliance packages installed in existing kitchen footprints. Bathrooms (4 total): Gut and refit each bath with new tubs/showers, toilets, vanities, accessories, and waterproof finishes—no relocation of fixtures. . Basement: Remains unfinished; no habitable space created at this time. ------- EXTERIOR ALTERTIONS -------- Roofing: Repair any damaged sheathing; install new roofing system as needed to achieve R-49 insulation value. All work will comply with current IRC/IBC, IECC, and local Baltimore City codes. Approved For Work only. Subject to the permitted uses and regulations under the provisions of the Zoning Ordinance. ****************** Work Excluded: No new structural walls, beams, or openings. No change to building footprint, height, or use. No exterior façade alterations beyond window and door replacement. ****** Mechanical / Electrical / Plumbing: All MEP replacements will be performed under separate trade permits.
