The process begins with the removal of all interior finishes, including plaster and lath or drywall from walls and ceilings, as well as any drop ceilings, paneling, and wood trim throughout the house. Flooring materials such as carpet, tile, vinyl, or hardwood are taken up down to the subfloor, and in many cases, deteriorated subflooring is also removed to expose floor joists. Kitchens and bathrooms are fully gutted, including the removal of cabinetry, countertops, appliances, tubs, toilets, and all plumbing fixtures. Wall and floor tiles are demolished to expose framing and plumbing systems. - All outdated mechanical, electrical, and plumbing (MEP) systems are removed—this includes old knob-and-tube wiring, galvanized or corroded plumbing lines, and obsolete heating systems like radiators, ductwork, and furnaces. Non-load-bearing walls and interior partitions may be demolished to create an open floor plan, and staircases are often removed or rebuilt due to structural or code issues. In the basement, paneling, framing, ceiling tiles, and potentially the concrete slab are removed, especially if water damage, mold, or structural repairs are required. Hazardous materials such as asbestos and lead-based paint are tested and abated as needed before further work continues. Attics may be cleared of insulation and decking to allow for new systems installation. Throughout the house, structural elements like floor joists, wall studs, and masonry party walls are inspected, with damaged components flagged for repair or replacement. Finally, all demolition debris is removed using roll-off dumpsters, and the interior is cleaned to a bare shell state, leaving only the structural framing, joists, and masonry shell intact.
