| BDEM | A free-standing wooden "sunroom" structure exists over the rear patio at 1251 William St. The free-standing accessory structure has three walls, a roof, a sliding glass door, and windows and is not attached to the house. The structure sits on the concrete slab-on-grade patio. The free-standing wooden structure will be removed, leaving the concrete slab below. No soil will be disturbed because the slab will remain. I believe that the structure is considered a "miscellaneous structure" as described in § 312.1 ("Utility, Miscellaneous Group U, General") of the Baltimore City Building Code. The floor area is about 120 square feet. The entire structure is 11.5' x 11.5' in plan view, for a total roof area of about 132 square feet. The property is not CHAP. No water or sewer service will be affected because the structure is not plumbed, so the Bureau of Water and Wastewater form does not seem to be necessary. The free-standing sunroom structure is not physically attached is anyway to a neighboring property, so notification to adjoining property owners does not seem to be required. The structure to be removed is set back approximately 20 feet from the public alley so the public is at no risk or entering the work area. Debris from the demolition will be removed from the site the same day and transported to the Quarantine Road landfill for proper disposal. As per code. | Feb 24, 2026 |
