The existing Single-family townhome is constructed of wood frame w/ masonry veneer, solid masonry separation walls. The residence is being remodeled to modernize the interiors. The interior framing is 2x4 wood studs with new ½” drywall. All new fixtures, interior, exterior doors, all windows will be replaced. These documents are of the project scope is to clarify the existing conditions of the property and the required modification per 2021 IBC to allow for modernization of the residence. The layout consists of living areas, kitchen, 3 bedrooms, 1 -1/2 baths and basement functional utility area modifications. Other modernizations include but not limited to the scope of these documents. New HVAC systems, electrical and plumbing as required per code. All HVAC, electrical and plumbing are the sole responsibility of the Contractor.
