BRCMThe property located at 1604 Charlotte Ave, is a single-family residence slated for comprehensive renovation. The scope of work includes initial clearing of the interior space, with the removal of all old kitchen cabinets, interior doors, fixtures, tiles, and accumulated debris left by previous occupants. A roll-off dumpster might be stationed on-site to handle debris disposal in accordance with local regulations. Selective demolition will be performed on two non-load-bearing interior walls to create am open concept living room/dining room/kitchen. The current kitchen space exists in an existing bump-out/addition area of 5' x 21' that is in disrepair and too narrow to make the kitchen area comfortable. The new plan calls for the demolition of the bump-out and the construction of a new addition making it 8' x 21'. Attached drawings show details of how the structure will be erected. There will be a new 8' x 16' wood deck built right behind the addition. Other interior renovations will include a complete overhaul of the kitchen and bathrooms, along with updates to the electrical, plumbing, and HVAC systems. All (12) windows and interior/exterior doors throughout the property will be replaced with new energy-efficient units in their current location. Interior walls will be repaired, finished, primed, and painted - new LVP flooring installed throughout. Finally, the existing garage in the backyard needs a new roof build, since the existing is falling down - drawing for that project are included as well. This permit application pertains to the overall construction scope, while separate mechanical, electrical, and plumbing (MEP) permits will be applied for by the respective licensed professionals. All work will comply with applicable Baltimore City building codes and standards.$69,000Jun 2, 2025
