COM2019powder room alteration frame to create a powder room off of the dining room. framing a wall approx. 9' long with 2x4 construction 16" on center approx. wall is to have a doorway framed at 32x80. powder room wall is to be 48 inches off of the existing exterior wall of the dining room. ceiling to floor approx 9" tall. the new 2x4 wall is to be fasten to the floor and ceiling with 3" screws. outside deck alteration. existing outside deck posts have been dug down to confirm that they were set 36 inches below the frost line and set in concrete. the decking surface boards and rails are to be removed and re-surfaces with 5-1/4 #1 deck boards. all new rails will be bolted to existing deck fascia boards with galvanized 6" x 1/2 inch carriage bolts with washes and 1/2 inch nuts. railings are to be built to todays construction standards with a 4 inch gap between deck rails. top rail is to be a 2x6 secured to the top of the railings with exterior screws. all outside lumber is to be pressure treated for exterior use. 2 new 3 step stringers with a hand rail are to be added to the left side of the deck for access from the yard. a new outside fascia 2x12 board will be added to the outside of the perimeter of the deck. deck posts will be 4"x4" with a height of 42" from the surface boards the deck is approx. 4 feet off of the rear yard grade. existing basement wall correction an existing 2x3 wall in the basement needs to have a new pressure treated bottom plate added due to ground contact. the new 2x4 pressure treated board will be secured to the concrete surface using 3" ramset nails with washers and secured to existing vertical 2x3 studs with framing nails. $1,500Nov 18, 2019
