COM2019reinstate::.(original permit:com2018-75885:this project scope includes a rear addition to turn a play room into a kitchen, and increases the room by 123 sqft. the 20' hexagonal rear projection will shift 5'-11" to the south to allow the existing living room exterior door to become a cased opening into the newly enlarged space. the existing pella double patio door will be relocated into the new existing wall. the existing screened porch will remain, but at a reduced footprint. construction shall be slab on grade, concrete block foundation with brick veneer and to match existing. walls are wood framed and will receive wood trim at bottom portion of the exterior cladding to match existing. new expanded kitchen to receive new standing seam copper roof to match existing. reduced screened porch to receive new edpm roof. kitchen will receive 3 new wood clad pella double-hung windows in existing openings, but with infilled framing at the bottoms so the window sills are 5" above counter height; the new wall opposite these windows will receive identical windows. all 6 of these windows have lite patterns to match existing. **note: addition will not be visible from any street position around the property, and approval for this work has been approved by the guilford architectural committee.*** all work will be done according to baltimore city code and per submitted plans.)May 31, 2019
