BRCMKitchen - Remove plaster and lath for electrical and plumbing as needed. Remove plaster and lath at hall wall to create approximately 8'-4" opening. Install stud wall shoring at both sides of the subject wall. Install a new (2) 1 ¾” x 9 ¼” Microllam LVL header spanning approximately 8’-4” under the existing double top plate as per plans and engineering report. Install built up stud bearing within the existing exterior stud wall and at the interior side within the remaining stud wall. Install solid blocking down to the beam or foundation at the basement level. Fill in ceiling in hall to make flush with existing, hall way pass doorway, back door top 8” for window to replace door. Frame pocket door to Northside mudroom with (2) 2x12” header as per plans. Frame two sidewalls at dining room. Insulate exterior walls and ceiling. Install drywall, trim, paint, hardwood floors, cabinets, countertops, and appliances. All electrical and plumbing permits and work to be completed by licensed trades. See pages 1 and 3 of attached plans, page 2 item 2 of attached structural report. Mudroom - Remove all plaster, lath, and flooring. Repair and replace damaged floor joists and wall studs. Install 3/4 usb subfloor on 16” O.C. 2x10 floor joists. Frame in door way top 6” for standard height door. Install window in existing opening, in fill small window. Insulate walls, ceiling, and floor. Install slab rear door and pocket door. Install floor tile on heated floor mat. Heated floor electrical to be done be done by licensed electrician under separate permit. Install drywall, trim, paint, cabinets.
