BRCMDescription of project is for CATEGORY II DEMO ONLY - Remove corner partition wall (photo 1) located between the kitchen and family room (44” length) and entrance hallway (42” length), stopping at granite countertop (photo 1_1). The wall between the kitchen and family room is framed with steel studs and is confirmed to be non-load bearing. The 8” reinforced concrete floor slab for the second floor spans the full width of the condo between side bearing walls. Therefore, the partition wall can be removed without any structural implications. - There are two electric outlets and an icemaker supply line on that wall (see separate description on electric and plumbing work as requested by the management company). - Remove the stair 10 ft (length) x 29” (height) non-load bearing half drywall (photo 3) which currently frames the stairs and serves as a stair railing. The drywall has no electric outlets, HVAC or plumbing elements. This drywall is to be replaced with traditional railing as described in attachment IV. - Remove the loft 18 ft (length) x 33” (height) non-load bearing half drywall (photo 4). The drywall has no electric outlets, HVAC or plumbing elements. This drywall is to be replaced with traditional railing as described in attachment IV. - Remove 28” end piece of the granite countertop (ending at dishwasher) on the kitchen wall facing the building hallway and the cabinets under and above the countertop (photo 2). - Remove old refrigerator. Photos of the drywall to be removed are attached. No architectural drawing, sketch, blueprints are required for this work according to Baltimore City Department of Housing and Community Development, Housing and Community Development Permits. This is Category I non-structural work, incl. all demolition and removal of debris. - Cap an icemaker supply line for the current refrigerator. A new 24” refrigerator does not have icemaker and does not require any plumbing work. - No shutting off of water to the building is required for this project. The current stairs and loft drywall railings will be replaced with a traditional railing constructed of vertical metal balusters, metal newels, and wood handrail. The railing will be constructed according to the current safety standards set in the International Residence Code for railings, incl. minimal height, maximum baluster and newel spacing, capability to withstand at least 200-pound force applied in any direction, and all other safety requirements. No HVAC, electric or plumbing work is involved. Description of project - Move one power outlet on the kitchen partition wall facing the family room to the remaining partition wall facing the family room (photo of outlet attached). - Cap one power outlet on the interior side of the kitchen partition wall to be removed. - No shutting off of building electricity is required.Apr 24, 2025
