BRCMScope of Work: Interior alterations to include Category 1 demolition throughout the house. In the kitchen, remove drop ceiling, cabinets, and appliances. In the bathrooms and half-bath, perform full demolition including removal of interior walls, doors, baseboards, and window trims. Install a new HVAC system on separate permit. Frame new walls for two full bathrooms on the second floor, one bedroom and one laundry room in the basement, one full bathroom in the basement, and one half-bathroom on the first floor (same location as existing). Install 1/2” drywall on all walls and ceilings. Install new interior doors, baseboards, window trims, and moldings. Install new vinyl flooring throughout the entire house. Paint all ceilings, walls, trims, and doors. Rebuild bathrooms with new showers or tubs, toilets, and sinks (including in the basement and half-bath on the first floor) all fixtures on separate permit. Rebuild the kitchen with new shaker cabinets, quartz countertops, refrigerator, stove, dishwasher, and range hood (all materials included) on separate permit. Insulate exterior walls with R-21 and attic with R-49. Replace interior doors to fit existing openings. Stairs and handrails will remain as-is. Exterior work includes building a new rear deck measuring 15 feet by 5 feet, as well as exterior painting, window sealing, and caulking. All work will be done according to approved plans and in compliance with the Baltimore City Building Code. Approved For Work only.
