BRCM(1) KITCHEN RENOVATION: Remove and replace existing cabinets with approximately 8 liner foot of wall cabinets and 10 liner foot of base cabinets. The contractor will apply trim to conceal cracks and wall surfaces. Remove and replace the existing countertop with stone countertop. (2) Ceiling Drywall Installation Remove original plaster ceilings and remove and replace existing drop ceilings in 2 front bedrooms, kitchen, and family room consisting of approximately 680 sf. Drop ceiling will be replace with 5/8” drywall to be attached to existing joist. Drywall will be taped, mudded, sanded, primed and painted with two coats of white ceiling paint. In basement, contractor will install approximately 300 sf of new 4” x 2” white drop ceiling panels and necessary grids (3).HVAC SYSTEM + WATER HEATER Contractor to remove existing furnace and install new furnace 90%, 100,000 BTU gas fire furnace with a 3 ton condenser with a 3 ton A-coil. Upgrade existing trunk system to Maryland State Code. Run existing supply lines into the newly installed trunk. Contractor will extend duct work into the family room. Contractor will remove existing water heater and install a new 50 gallon Bradfort or comparable electric water heater. to include a drain pan, expansion tank, and pressure release pipe to connect with valve. The electric water heater will have a minimum energy factor of .58 and a 5- year warranty. (4) BASEMENT WATER PROOFING --Remove and dispose of approximately 3 tons of existing basement content. Clean walls and fill-in any gaps with cement. Apply 2 coats of waterproof masonry cement. Install R-13 installation on external walls and frame out where necessary. Install 600 sq feet of moisture resistant 5/8 green dry wall. All installed drywall will be taped, mudded, sanded, primed and painted with two coats. Point-up stairwell plaster walls or apply .250” drywall. Install approximately 400 sf of floating vinyl water proofing flooring inclusive of underlayment backings. (5) Insulate Attic and Family Room - Remove all attic contents approximately 1.5 ton of contents. Insulate the attic by using a blow machine to distribute fiberglass R-49 into the Attic’s ceilings over pre-existing baffles, as well as walls, and floors. Install new baffles, ensure insulation thickness 16” is to achieve an R49 rating. Install an exhaust fan in the hall bathroom. Family Room -Removing all pre-existing water damaged insulation and install R-19 fiberglass batts under pre-existing baffles into 2-x 6 joist spacing. Install new baffles as necessary at soffit vents. (6) Installation of Electrical Ceiling Fixtures and Electrical Stove Outlet—Kitchen --Install 4 cannister recess light fixtures to existing joist. All wiring will be fished behind finished surfaces. Family Room – Install 6 cannister recess light fixtures to existing joist All wiring will be fished behind finished surfaces. Two Front Bedrooms - Remove and replace existing flush mount ceiling fans and associated parts. Install new metal conjunction boxes between joists.
